LOUISVILLE – Ever had one of those “aha” moments from a casual remark someone made?
When David Sinkey, President of Boulder Creek Builders LLC, talks about buying a house in a community where your dreams can come true, a lot of people “get it.” His company’s signature single-family, low-maintenance patio homes at Steel Ranch in Louisville are selling faster than the builder can put them up.

Since November 2011 the Steel Ranch community has been taking shape on the west side of Highway 42 between South Boulder Road and Baseline Road. Louisville-based Boulder Creek Builders has sold 58 of its patio homes, out of a total of 68 planned for the community. There are only 10 opportunities remain to live in a patio home in Steel Ranch.
The patio home lifestyle appeals to a very broad demographic. Community Manager Bill Besher says, “We attract people who prefer to relax, travel or enjoy outdoor activities in their free time – empty-nesters and retirees, families with young kids, couples as well as single women and men. Our homes allow people to live the Colorado lifestyle that everyone wants – with lock-and-leave convenience, and a low-maintenance lifestyle with no more weekends mowing the lawn or shoveling snow. Everything they need – bedrooms, bathrooms, kitchen, dining and living areas – is on the main level. There’s a finished lower level for company or entertainment.”
He adds: “We struggle to keep any inventory levels. The homes are sold before they’re completed. When people go out and look in this price range, they find that at Steel Ranch they can get into a manageable-size home with the finishes they’re accustomed to.” During its first year, Steel Ranch Patio Homes received 9 awards from a local to a national level. Most recently the community won MAME awards for “Best Active Adult Home” and “Best Home 500-600”.
The community is a short walk from historic downtown Louisville. It features two parks, open space and trails that connect to the city trails. Families with children are attracted by the Boulder County Schools, including Louisville Elementary, Louisville Middle School and Monarch High School.
Interview with a Steel Ranch homeowner
Mary Cousins moved into her Steel Ranch patio home three weeks ago.
“I’ve lived in Louisville for over 18 years,” she says. “ I wanted to stay here. I love everything about Louisville…its proximity to the mountains, Boulder and Denver; the small town feel; the open space and hiking trails and bike path; the great downtown. It hasn’t been rated the number one place to live for nothing! I knew I would find nothing quite like Steel Ranch without leaving Louisville.”
Cousins wanted to downsize to a more manageable space now that she is an empty-nester. “I’ve been intrigued about the patio home concept – easy living, low maintenance. So one day my friend and I … decided to swing by Steel Ranch and check out the model. I fell in love. The layout and style were everything … I wanted. That was a Friday. On Monday I put down money to reserve a site.”
She finds much to like. “There is not an inch of wasted space; it is extremely well thought out. I am such a fan of the great room concept. The kitchen is amazing and the storage and cabinet space is much greater than you would think for the home size. Then your eye notices all the high-end details – quality flooring, cabinets, hardware, lighting; the green building materials and practices, the energy efficiency that comes standard. I love the ranch plan and that the basement comes finished, with extra space for family and friends to visit, and to entertain, which I love to do.”
As for the community, she says: “What strikes me the most is that it is not a ‘retirement’ community. There is a great range of ages. My neighbors have children in elementary school, one neighbor recently had a baby. So many have bought into this concept because they want to have or continue their active lifestyles and not be tied down to the weekend-killing chores of yard work and home maintenance.
“This is the vision I have for my life. I enjoy hiking and skiing and plan on doing much more now that I won’t be tied down to a home that requires so much of my time. I also love the closeness to bike paths that can get me all around Louisville.”
