LOVELAND – New home sales in Loveland are continuing at a fast pace through the winter months. Local home builder Midtown Homes recently started construction in Boise Village Southwest after purchasing 29 lots at East First Avenue and North Boise Avenue. Midtown Homes is scheduled to hold a grand opening at the end of February and has already pre-sold over 50 percent of the homes in the community. The Loveland home builder has seen a strong growth in demand since November 2011 with 87 closing in the Loveland area in 2012. According to Midtown Homes sales consultant Rollin Goering, many home buyers are seeking relocation to Loveland, or are first-time homeowners looking for a quality home with a large yard, many others are retirees looking for more affordable options
Pre-Grand Opening Specials Through February
The first of the six new Snowmass ranch-style paired homes in the Boise Village Southwest have gone quickly, but models are ready for viewing this weekend. Midtown Homes is now accepting pre-sales for the last of their paired homes to be complete in June. Priced affordably at $197,600, buyers can also take advantage of a free air conditioner incentive on all Snowmass model pre-sales, if they go under contract by the end of February. The Snowmass was a complete sellout within eight weeks at their last two Boise Village North and Thompson Overlook communities.
With 1,260 finished square feet on the main floor, the Snowmass is a three-bedroom, two-bathroom ranch style paired home that features a chef’s kitchen with oversized island, plenty of additional counter space, eat-in counter height bar and a kitchen pantry. The open living area with vaulted ceilings in the kitchen, living and dining areas give this home a spacious feel. The home’s other great features include an oversized garage, main floor laundry and four-piece master bath with a walk-in shower with a seat. An additional 1,140 square feet in the basement offers expansion potential and convenient storage.
Outside, the fully landscaped yard with large wood deck will have new owners soaking up Colorado’s sunshine. In addition, association dues are only $27 a month, which is perfect for the patio homeowner who doesn’t want to pay the extra monthly dues but wants a home with minimal landscaping maintenance.
One of Midtown Homes newest models is a three bedroom, two and a half bath, two-story home called the Glendale. A large, wrap-around, covered front porch welcomes anyone home, while the open floor plan ushers them inside.
With 1,564 finished square feet, this home starts with a large kitchen with 42-inch cabinets, center island, counter height bar and a large walk-in pantry. The kitchen is open to the great room with bay windows and a patio off the rear of the home.
The five-piece master bath has a soaker tub and a walk-in closet. Other upstairs bedrooms share a large bathroom with dual vanity and a convenient upstairs laundry. The Glendale is affordably priced at $226,500, with an additional $3,000 available toward closing costs with use of the builder’s lender.
Getting Creative To Keep New Homes Affordable
At Boise Village Southwest, Midtown Homes has gotten creative to bring in new, single-family home lots at affordable prices. The builder has combined duplex lots in the subdivision to create oversized single-family home lots ranging from 8,500 to 9,500 square feet that are up to 142 foot deep and have large back yards.
“The only product left in Loveland under $200k are townhomes, condominiums, small detached single family homes with rear entry garages. Boise Village Southwest is completely unique to the market, as no other new home community can offer lots as large as ours in the low $200s,” according to Wayne Lewis, marketing director at Midtown Homes.
