LOVELAND – Buyers evaluate a lot of information when seeing a home. So many things contribute to how buyers feel in that home, what they consider to be the home’s value, and whether they have any interest at all. Unfortunately, sometimes a seller’s belongings can give buyers the wrong impression. If you’re selling a home, here are some things that you should intentionally hide before showing it to potential buyers.
Let’s face it, people are nosey. If you leave mail around, chances are, some buyers will take a peek at it. They won’t open your mail, but they’ll look to see who you may be getting mail from. Could that information give buyers a certain impression of who you are, or worst, what your motivations may be? For instance, if you have past due bills, correspondence from attorneys, etc., buyers may think you are desperate to sell. They may negotiate with you a bit differently as a result. Eliminate the possibility of both accurate and inaccurate impressions by hiding your mail.
Politics are a hot topic nowadays and people can have some very strong opinions of supporters of one party or candidate versus another. Politics shouldn’t change the way you feel about a home or negotiate with another party, but people can’t help but do so in today’s political climate. It’s best to eliminate this factor in your home sale by hiding anything related to politics. This includes yard signs, clothing, mail, and pictures.
Paperwork with personal information
Although most home buyers are legitimate buyers, there are some instances of people posing as buyers to gain access to homes. With identity theft on the rise these days, you should take measures to protect your personal information. Be sure to hide any paperwork that contains information like birth dates, social security numbers, bank accounts numbers, etc. Put such documents in a secure location while your home is listed for sale.
Signs of problems
There are certain items in your home that may indicate problems or inconveniences. For instance, if you have a space heater, buyers will assume that the particular room gets cold or that your heating system is insufficient. If you have multiple locks on your doors, bars on your windows, or a baseball bat near your bed, they may think the neighborhood is dangerous. If you have water sensors in your basement, they will assume that your home is prone to flooding. In many cases, these impressions may be wrong as you may have those items for a different reason. Take a look around your home for items that could give the wrong impression about your home or neighborhood. It’s best to remove these items before showings.

You never know what can ruin a potential home sale, so it’s important to identify and address anything that may be of concern to a buyer.
