LONGMONT/NORTHERN COLORADO – In today’s unpredictable housing market, successfully selling your home or buying your dream home require the experience – and instincts – of a proven professional.
With over 27 years in real estate, Colorado native Pat Kahler, broker associate at RE/MAX Traditions in Longmont, knows both sides of the home sale transaction. She not only helps you sell your home, but is also accredited to represent buyers. Pat specializes in large and small communities on the Front Range, including the northern Denver Metro area real estate market.
Pat grew up in Loveland, graduated from Loveland High School and went on to Colorado State University, where she earned her Bachelor’s degree in Housing and Design. She started out in Denver, designing home interiors, floor plans and kitchens for new construction and remodels. “I still love design,” she says.
Representing buyers and sellers
For home sellers Pat suggests home improvements and provides staging advice, professional photos, pricing recommendations, home descriptions and multiple websites, a competitive market analysis and thorough valuation of the property’s improvements to help ensure that you get the best price for your property.
For buyers she knows every inch of the market – whether you’re a first-time buyer, someone downsizing, buying new, or a real estate investor. She will ensure that you see all the properties that meet your criteria, guiding you through the entire home buying process including getting the best financing, making sure you are satisfied with the price and terms to avoid costly mistakes, answering all of your questions about schools, neighborhoods, the local economy, and more. She provides information to help you determine the true value of a property’s location, structural integrity, floor plan practicality and aesthetic merit.
“I understand negotiations and what people look for in a home. I help them make good purchasing decisions. We have a package of services for buyers and sellers. I know who can do what – which lenders, insurance providers, home inspectors and contractors – and what is best for first-time and move-up buyers, seniors or investors.”
She has a strong repeat and referral business and often reconnects with people she has worked with in the past to sell their home or to find the next home for them. Her clients run the gamut, and she even has second- and third-generation clients. The grandparents or parents call her and say, “Our children are just starting out, and we trust you to help them buy a house.”
Pat says, “I operate my business personally, so when someone works with me they have all my attention through the entire process. I love sitting down and hearing their story, what they’re looking for, whether they are a first-time home buyer, looking for their next home or planning to sell. My experience and understanding of real estate make a difference. I have intuitive negotiating skills, based on all my experience. I make this work for my clients.”
Top award winner
Recipient of numerous sales and professional awards throughout her career, in 2010 and 2011 Pat was awarded the RE/MAX Platinum Club Award as a top producer. For 2012 she has achieved an even higher level, the Chairman’s Club Award; this places her in the top 1 percent of RE/MAX agents.
Pat’s Realtor designations include the ABR – Accredited Buyer’s Representative, CRS – Certified Residential Specialist, GRI – Graduate, Realtor Institute, CDPE – Certified Distressed Property Expert, CNE – Certified Negotiations Expert and EcoBroker - Green Broker designation. Her professionalism and experience are continually enhanced through education.
Pat enjoys helping out in her community where she supports A Woman’s Work, the Longmont Council for the Arts and the Longmont Humane Society.
