Michelle and Mark Smither never dreamed they’d find bliss in a low-maintenance townhome. After all, they relished building and living in expansive houses. Yet when their daughter flew to college, a handful of rooms in their Gunbarrel home gathered dust. “The house felt cavernous,” Michelle recalled.

Michelle and Mark determined what they wanted in a new home: spacious, but not cavernous, ambience with room to entertain, a deck to soak up the sun, maximum walkability to shops and restaurants and foremost, a low-maintenance exterior and yard. “We love to bike, and we love to travel,” Michelle said. “When we decided to move, we knew we wanted to be somewhere we could lock the door and go.”

The Smithers discovered all they wanted and more in a low-maintenance townhome at DELO, or Downtown East Louisville, by award-winning builder Boulder Creek Neighborhoods, and moved in to their new home last fall. “We like the convenience and the interesting floorplan,” Michelle said. “And I don’t mind not getting up to shovel snow, mow the lawn or pull weeds,” added Mark, a sentiment that Boulder Creek hears often.

“A low-maintenance home leaves us with time for what we love to do,” Michelle said. That’s cycling, in part, for Michelle, who competes with the Boulder Center for Orthopedics Masters Cycling Team. A dietician at Longmont United Hospital, she works part-time while gearing up for retirement and even more hours in the saddle.

Together Mark and Michelle ride with the socially-oriented Boulder Cycling Club. “Even though I’m not quite as into (cycling) as Michelle,” Mark said, “I appreciate that we can get out without worrying about lawn care.”

Of course, foregoing lawn care doesn’t imply foregoing green space. “We bought an end unit at DELO so we could have big outdoor space,” Michelle said. “I need a deck with room for vegetables in our giant Japanese pots.” DELO townhomes offer 50-foot community green spaces in front of the residences, said DELO Community Manager Chris Mason, in addition to the nearby two-acre city park. Paths weave through common greens at DELO, and a barbecue pit and picnic tables are in the works.

The community of 60 townhomes is welcoming and friendly, Michelle said, with neighbors chatting from their porches and gathering during dog walks. “I end up sitting on the deck more often than not,” she said.

Louisville charm within walking distance

On Mark’s wish list for a new home was walkability, and DELO certainly delivers accessibility to shops, dining and cultural events. Mark and Michelle walk “pretty much everywhere, including for groceries,” Mark said, his favorite destination being the  Louisville Public Library. “We’ve come to appreciate even more what a great location DELO is as we walk the area,” he said. “Yesterday I took our dog and walked around the Louisville Street Faire and listened to live music at the pavilion.”

Mason concurred, “DELO is known for its walkability into historic Old Town Louisville. For the Smithers, DELO’s floorplan cinched the deal. “We looked at other townhomes, but they felt narrow, like apartments,” Michelle said. In contrast, the couple’s DELO floorplan “uses all the space and still feels roomy,” she said.  It’s true, the yourHouse home series is wider than traditional townhome designs, and makes efficient use of space and light to create an open feeling that is difficult to find in other townhomes.

Because the Smithers’ Gunbarrel home was more than twice the square footage of their townhome, they downsized considerably. “It was a cleansing process to go through everything,” Michelle said. “We were able to sell and give away things we didn’t need while also holding onto all our artwork and small furniture we’ve collected from travels around the world.”
