Boulder Creek brings ranch patio homes to Colorado’s first Tournament Players Club golf course

BERTHOUD – For the first time, Colorado golfers can wake up next to a Tournament Players Club green. This summer the master-planned Heron Lakes Golf Community, anchored by miles of lakeshore in Berthoud and featuring sweeping views of Longs Peak, will debut alongside Colorado’s only Tournament Players Club (TPC) 18-hole championship golf course. The course opens Memorial Day weekend to members and is expected to open late summer to the public.

“The PGA Tour’s TPC Network worked with us every step of the way,” said Jon Turner, owner and developer of Hillside Commercial Group and master planner of Heron Lakes Golf Community. “They were involved with every hole and every green.” Designed for professional golf tournaments, Heron Lakes’ TPC course will host its first event in 2019 and already counts more than 150 memberships.

Heron Lakes at TPC Colorado’s three adjoining reservoirs, Lonetree, McNeil and Welch, boast unrivaled natural beauty and a plethora of wildlife, including a wintering herd of elk, bald eagles, osprey and the state’s largest great blue heron rookery. “When I spotted the site more than 10 years ago, I knew it was a hidden gem,” Turner said. “We designed and redesigned the course and worked closely with the architect,” he recalled. “We passed a series of tests to get the site approved with the PGA Tour, tests such as, ‘did they want to come to Colorado, to this site, to this market, did they like the design and could it make financial sense?’” Turner added, “When they did come out here, they were stunned when they saw how good the site was.”

Heron Lakes also caught the eye of award-winning homebuilder Boulder Creek Neighborhoods.  The local builder, well-known for its low-maintenance homes throughout the Front Range will be bringing its signature series of ranch-style patio homes to Heron Lakes this summer. Boulder Creek Founder and President David Sinkey says, “This is a great community for our homes because the lifestyle we offer so closely matches the vision of a lifestyle at Heron Lakes. We want our homeowners to have the free time to enjoy every amenity offered at Heron Lakes – whether that’s the amazing golf course, the lakes, the wildlife, or just the tranquil Colorado setting.”

Indeed, Heron Lakes offers homeowners a menu of outdoor pursuits. While the main attraction is the TPC golf course, of course, the community will also offer almost nine miles of hiking and biking trails, neighborhood parks and hundreds of acres of passive open space. “It’s a very dramatic site,” Turner said.

For water enthusiasts, the community reservoirs beckon world-class fishing, boating and paddle boating, and a future shoreline bar and grill on Lonetree Reservoir invites relaxed evenings by the lake.

Turner jokes that for residents of Heron Lakes, “the drive home just became spectacular.” He continued, “this site is irreplaceable. It’s right on the bypass with ideal accessibility.” Heron Lakes Golf Community is located on Highway 287 in Berthoud off of Interstate 25. With proximity to Denver and the Denver International Airport, Boulder and Fort Collins, in addition to sublime mountain views, the community epitomizes active Colorado living.

Soon, those interested in owning a home at Heron Lakes will be able to claim an easyHouse “Villa” from Boulder Creek Neighborhoods. The builder will be bringing to Heron Lakes the same series of patio homes that is earning praise from discerning buyers in Superior’s Calmante neighborhood.

Boulder Creek’s Villas homes celebrate graceful and efficient design, with open-concept floorplans designed around main-floor living. The homes place your daily needs on the main floor: the master bedroom suite, living areas, laundry room, study, and kitchen are all located within easy reach. These home designs reduce daily trips up and down the stairs – a welcome reprieve after a day on the course. Guest bedrooms, rec areas and additional storage are located in the lower level. The rustic style and elegant finishes of the limited-edition, low-maintenance patio homes give the Boulder Creek’s homes a distinctly Colorado feel.

Says Sinkey, “Our Villas will offer a true rarity at Heron Lakes – the opportunity for a new home that will back directly to a TPC golf course. There are just a handful of homes in the country that can claim that distinction.” Expected to launch in June, the Villas will be priced in the mid $800s, and are expected to finish in the $1 million-plus range. “Boulder Creek has always enjoyed building in Northern Colorado,” Sinkey continues, “and we’re looking forward to learning more and meeting the needs of the Berthoud patio home buyers.”

He’s referring to future opportunities in the Heron Lakes neighborhood. At completion, the gated community will include custom homes, deluxe townhomes, high-end condominiums and low-maintenance, ranch-style patio homes. “Our current Villas homes will be on the higher end of market, but we’re actively researching opportunities for other low-maintenance home series at various price points – expanding the opportunity for buyers to take advantage of living on a TPC golf course in such a spectacular location.”

TPC Colorado is the first ground-up golf course developed nationwide in nearly 10 years. “We’re thrilled to finally announce the construction of TPC Colorado which has been a highly anticipated project from everyone involved,” said PGA Tour COO of Golf Course Properties Jim Triola.

Members have joined from throughout Colorado and even overseas, including a pilot from South Asia who plans to golf when in Denver and a grandfather from Vail who wants his granddaughter to perfect her game on a TPC course. “To have memberships from 100 miles away, for example, is really unusual for a golf course, where golfers usually come from about five miles away. Our course attracts a knowledgeable golfer,” Turner said.

Designed by acclaimed golf course architect Arthur Schaupeter, the TPC course generates “maximum fun and maximum interest for all golfers, fully engaging them emotionally in their golf round,” according to TPC Colorado’s mission statement. “Tournament golfers will be further challenged by the subtleties of each hole, like the fairway and green contours, learning over time where the best positions for their shots are on each hole. Recreational golfers will appreciate the room that they are given to knock their ball around and still keep it in play as they enjoy the day with friends and family. This combination of highly strategic and completely playable golf holes will create a thoroughly enjoyable golfing experience.”

Low-maintenance homes by Boulder Creek Neighborhoods in Heron Lakes Golf Community are expected this June, with base pricing starting in the mid $800s.
