LOVELAND – It’s tough keeping a home in showing condition and dealing with the disruption of showings, which is why most sellers want to sell quickly. Plus, it can be a relief to know that your home is under contract. How quickly a home sells has a lot to do with you and the decisions that you make during the selling process. Here are five things that you can do to sell your home quickly.

Stage properly
Every home needs some level of staging. From décor to furniture placement, it’s important to spend time evaluating how the home will look and feel to potential buyers. Is the maximum use of each room clear? Will buyers be able to envision themselves living in that space? A properly staged home will maximize your value and improve the chances of a quick sale.

Accommodate showing requests
Maximum market exposure is the best way to sell your home quickly. The more buyers who see your home, the better your chances are of receiving one or more offers. For this reason, it’s best not to put too many restrictions on showing appointments. Don’t require significant advanced notice or limit visitors to certain days and times. Be as flexible as possible to make it easy for buyers to see your property and fall in love with it.

Listen to showing feedback
Buyers and their agents will often provide feedback after showings. The feedback may pertain to price or certain elements of the home that were perceived as good or bad, in their minds. If one buyer reacts negatively to something, it’s likely that others will as well. Take measures to quickly address any negative feedback.

Price correctly for the market
Pricing is the most important factor when it comes to selling quickly. You’ve probably heard on the news or from friends and family about how great the market is right now for sellers. This could lead you to price too high, which would hurt your bottom line (even in a good market). When you price high, you reach fewer buyers and make the homes priced below you sell more quickly. So, you’re actually helping your competition and hurting yourself. Pricing correctly is critical to selling your home both quickly and for maximum value.

Additional advice & guidance
The above are four simple ways to sell your home more quickly and for maximum value, but to say that these are the only factors would oversimplify the selling process. The reality is, there are many steps and components to consider. Your real estate agent will help guide you through each, providing helpful information and advice along the way.
