Selling Your Home During the Holidays

NIWOT – It’s the most wonderful time of the year… to sell your house? Spring is typically considered the best time to put one’s house on the market, but there are many advantages to doing so during the winter holiday season. If you want to sell your home, consider decking the halls with boughs of holly and listing it now. Here’s why:

Less competition
Compared with the spring selling frenzy, there are not as many properties on the market in the winter, but there are always some buyers. For instance, many companies operate on the calendar year and will add or change personnel during January. For those relocating to our area, there is not much housing inventory from which to choose.

Buyers have more free time
Often people take extended time off work during the winter holidays and thus have a more open schedule. If there is a house with a For Sale sign that they are curious about, they are more likely to attend an open house or set up a showing or two.

House needs become apparent
If someone thinks their house is a bit small, they will feel it even more so during the holidays when there are decorations taking up space and they have a house full of visitors.

Emotional time of year
While one would think a house purchase is simply a sensible decision it is also an emotional one. For example, people envision themselves and their unborn children making holiday cookies or opening presents on Christmas morning in their charming home. If their current home doesn’t match these ideals, but the lovely home for sale that’s two blocks over with the festive holiday lights does, they may decide it’s time to move!

Time of year people decide to make changes
People often put off tasks that involve a lot of work, but are very motivated at the beginning of the year. (Just think of all the gym memberships that are bought and the diets that are started in January!) Thus New Year resolutions lists often include changing ones living situation.

Focus is on your house not your lawn
If your lawns and gardens are not the best features of your property –
or are even the worst – then selling during the winter has advantages. Winter selling means the emphasis is on your home, and not the bald patches on your lawn. If one is fortunate to have a nice layer of picturesque snow during showings, well then, all the better.

Holiday decorations make homes more attractive
Done correctly and tastefully, holiday décor can improve a home’s appeal. For instance, an awkward alcove is often the best place for a Christmas tree. Tasteful greens on a mantle can add a wonderful scent to a home as well as a splash of color. The trick is not to overdo it. When putting your house on the market, the goal is always to have your home feel open, large and flowing without too much stuff packed in.
