LONGMONT – Karen Sanders is the Community Sales Manager for Boulder Creek Neighborhood’s Tramonto neighborhood, and she’s excited. Her enthusiasm came through loud and clear as she spoke about the community, confident there’s something truly unique about Tramonto. She has good reason for her conviction.
“This is one of the last buildable pieces of land in southwest Longmont,” Sanders said.

The option to leave the lower level unfinished just makes sense for some home owners. Many buyers are interested in using the lower level primarily for storage, in which case it simply doesn’t matter if it’s finished. This option gives buyers one more way to curb the cost of a new home while tailoring the home to fit their needs exactly.
Whether buyers opt for a fully finished lower level or choose to leave the space unfinished, the paired patio homes in Tramonto will feature floorplans designed for main floor living. That means everything you rely on for day-to-day living is all located on the main floor of the home. The living space, master suite, kitchen, all exterior entrances, and the laundry room are at ground level. It’s difficult to overstate the convenience. The need to plod up and down the stairs multiple times a day becomes a thing of the past.
Square footage on the main floor of these homes is spacious, ranging from 1,500 to 1,730 square feet. The lower level will include an additional 800 to 1,200 square feet. With a finished lower level, these homes promise plenty of room.
The location doesn’t hurt, either. Just 15 minutes from downtown Boulder and five minutes from daily shopping in Longmont, Tramonto is ideally situated. The look and feel of the area is stunning, from the landscaping to planned amenities like a 1/2 acre park on the property. What’s more, while Tramonto is adjacent to several other premier luxury neighborhoods, Boulder Creek’s homes start at a significantly lower price point than many of the other luxury homes in the area.
Based on her previous experiences with similarly sized neighborhoods, Sanders expects Tramonto to become an “intimate community.” The current phase of development will include 32 homes. Neighborhoods of that size tend to allow for a rare combination of privacy and community. Given the universal appeal of Boulder Creek’s designs, its likely Tramonto will be a diverse neighborhood rich in friendships and connections.
The combination of main floor living, low maintenance design, convenient location, and vibrant community makes for a home that fits with your lifestyle instead of getting in the way. But even as amazing as these homes sound, the truly incredible part is that eight of them have already been sold and construction hasn’t even begun yet. Sanders attributes this to several factors.
First, she says the buyers are “people who know Boulder Creek.” These are folks who are familiar with Boulder Creek’s reputation for quality craftsmanship and unique style. That familiarity breeds confidence.
Sanders continues: “There’s real incentive for a savvy buyer to buy now and lock down their price.” She explains that as the neighborhood develops, the market will continue to trend up. While there are certainly no guarantees, it seems highly likely that acting now will save buyers significant amounts of money.
If the idea of buying a home without even walking through a model still sounds like a frightening venture, consider this. Sanders likens the experience to that of buying a custom built home.
“All custom homes are bought from blue prints,” she said. While it may seem odd to some to make a purchase of this magnitude sight-unseen, it does line up with the process of buying a custom home. At the same time, Sanders concedes, “It’s not for everyone.”
Of course, with only 32 homes planned, there’s a limited window of opportunity to be a part of Boulder Creek’s Tramonto neighborhood. Construction of the homes is expected to begin in August and already 25% of them have been sold. Like so many other Boulder Creek neighborhoods, waiting could easily mean missing out.
