Selling your home at the right time can make the process that much smoother. Each season brings certain advantages, but winter is a uniquely great time to put your home up for sale. If you are ready to list your home, these four reasons to sell a home during winter may persuade you to reach out to an agent. Don’t wait until the spring to make a necessary change in your life.

Fewer competing listings

The cold weather and holidays often keep people busy. That means fewer homes come on the market during this time of year, and there’s therefore less competition for your listing. You’ve probably heard before that the market is about supply and demand. Low supply and high demand is optimal for sellers, so don’t let the winter months stop you from selling.

Motivated buyers

Buyers looking during the winter tend to be more serious. The reason why spring and summer are often the busiest real estate seasons has much to do with people preferring to move during warmer temperatures. Thus, buyers who are searching for a home during winter tend to be more motivated, such as those needing to relocate for a new job. Working with motivated buyers is always a benefit to sellers.

The market is still hot

If it is a seller’s market, the winter doesn’t change that. High home values are dependent on the economy, interest rates and buyer demand. There may be fewer listings during winter, but that does not mean you will get less for your home. In fact, low inventory and high demand often lead to increased prices.

Interest rates are on the rise

Interest rates rose in 2018 and are expected to rise further in 2019. For buyers who haven’t yet found a home, this is a big reason to find a home sooner rather than later. Every time rates rise, it increases homeownership expenses and reduces buying power. Most buyers realize this and are not delaying their home search efforts simply due to cold weather.

Every season brings with it different buying and selling conditions. Winter has long thought to be a bad time to sell a home, but that is simply not true. Buyers are motivated and searching, there are fewer competing listings and you can

still ask for top dollar.
