Ranch-Home Neighborhood is a Hidden Gem in Superior

SUPERIOR – The Tuscan-inspired Villas at Calmante captivated Paul and Katherine Herzegh almost instantly. “We were on our way to our daughter’s home in Superior for dinner, saw the neighborhood and popped in,” Katherine recalled. Serendipitously, “the model was open, so we walked in and started opening cupboards and checking things out. We even helped ourselves to an M&M or two,” she said with a chuckle.

After speaking briefly with Chris Mason, the community sales manager, Paul and Katherine loved the low-maintenance lifestyle, clean lines and contemporary feel of the homes by Boulder Creek Neighborhoods. They soon opted to move forward with a new home at The Villas at Calmante and are counting the days to move-in. “When we get a bee in our bonnet, we go after it,” Paul said.

Ease of living is the goal at The Villas at Calmante.

Low-maintenance living bestows time for travel, hobbies, family

Paul, a retired aviation weather scientist at the National Center for Atmospheric Research, and Katherine, retired from the travel industry, say they’re eager to trade yard work in their current home for a low-maintenance lifestyle at The Villas at Calmante. The lifestyle they’re dreaming of? One rich in visits with family and friends, travel and treasured hobbies. The couple travels frequently to Missouri, where they own a lake home and slalom water ski and wake surf. “When it comes to water sports, neither of us is old,” Paul said. “Because we’re already maintaining our home in Missouri, we wanted this home to be low-maintenance.”

Ease of living is the goal at The Villas at Calmante, where the “intelligently designed neighborhood is created with a neighborhood lifestyle association, or HOA” said Mason. Villas homeowners are liberated from snow shoveling, raking and weeding, among other outdoor chores. Award-winning lifestyle homebuilder Boulder Creek Neighborhoods, based in Louisville, develops neighborhoods that foster community, restore free time and complement natural ambience. Advanced construction materials and techniques reduce energy use, and brand-new construction means that costly maintenance and repairs are less likely than in aging resale homes.

Acres of open space

The Calmante neighborhood boasts stunning views of the Flatirons and surrounding Harney Lastoka South Open Space. Paul and Katherine said they prefer being slightly outside Boulder, their hometown for 28 years, so they can better appreciate the phenomenal scenery and, Paul admitted, “we’re ready to be out of the traffic.” Calmante “backs up to thousands of acres of Boulder County open space, and the gentle slope of the neighborhood means that several homes have walk-out lower levels,” said Mason. Walking and biking trails meander through and around The Villas at Calmante, and there are miles of trails just across the street. For the more adventurous, hiking, mountain biking and skiing are a short drive. “These ranch-style homes, in this location, with this access to Boulder County Open Space really make this neighborhood a hidden gem in Boulder County,” said Mason.

Cleverly designed floorplans with main-floor living

Paul and Katherine opted for a “Villa 53” which showcases a spacious kitchen, three-car garage and finished basement with space for a home theater, a guest bedroom and Paul’s “tinkering shop.” The open “entertainer’s” kitchen features an extended island for crafting homemade feasts, dual ovens, dual dish-washers, additional cabinetry, and a walk-in pantry as well as a dining area that opens into the great room. Katherine said “I like cooking and entertaining, and the kitchen was very exciting to me.” Paul continued, “I like that the rooms blend together, and there’s a separate little bar.” Paul noted that the expansive patio opens onto the home’s northwest side, “making warm weather entertaining very nice.”

“The Villas” home series emphasizes “right-sized” living for those seeking ranch-style homes with space for guests and smart design features like wider doorways and hallways, and airy bathrooms. These details make it easier to get around within the home. Boulder Creek Neighborhood’s homes are meticulously designed, down to the raised electrical outlets that reduce bending, and celebrate main-floor living, which saves time and energy and empowers home owners to live independently through retirement. “The Villas are perfect for the age-in-place lifestyle,” Mason said.   Additional bedroom suites are ideal for when grandchildren visit. “We won’t be on top of each other,” Paul said.

Katherine said, “We had a great time working with the Boulder Creek design team. They show you what comes with the home and take the time to go over personalization ideas.” Paul and Katherine were careful to deliberate preferences. “Since we’ve had granite through our home for years, we decided on quartz in our new home,” she said. “Our Boulder home was nice but more dated. It’s fun to be able to decorate and do something new. There is more stone and it looks sleeker.”

Mason said the architecture at Calmante is “very upscale Tuscan style with stucco and tile roofs.”  Five floorplans are available, offering 2900 to 3600 square feet, each with a finished lower level.

Local charm, proximity to amenities galore

The Herzeghs also enjoyed clearing out their Boulder home. “We wanted to do it while we’re healthy and can laugh about it. It’s amazing how much one acquires in the nooks and crannies,” Katherine said. “It’s nice at our age to go through things, create new memories and look forward to new opportunities.”

Katherine added, “It’s really big for us that we will be only seven-tenths of a mile from our grandchildren. Plus, if I ever get the urge to garden again, I can work in our daughter’s yard.”

While the grandchildren originally lured Paul and Katherine to Superior, the Herzeghs now adore the brilliant location and downtown revitalization. Downtown Superior is undergoing an exciting revitalization, and Denver and the Denver International Airport are about 30 minutes away. There’s no shortage of things to do in Boulder County, with its proximity to the Flatirons, Chautauqua Park, outdoor sports, world-class restaurants, craft breweries and art galleries.

At completion, the Villas at Calmante neighborhood will be home to only 33 low-maintenance Villas. At press time, 14 homes have already found owners and sales manager Chris Mason mentions that every day, more interested groups come into his office at 2741 Calmante Ave. to learn more about low-maintenance living at Calmante. If you are interested in a low-maintenance ranch-style home, the time to act is now. This limited opportunity will not last. Base prices at the Villas start in the high $900s, with homes finishing in the $1.2 to $1.6 million range after personalization selections.
