2020 was a year unlike any other in recent history. However, the housing market remains strong in many areas of the country, including Boulder County. Here, I share the latest insights into current conditions and how they stack up against the same time period from last year:
An overview of new listings, price changes and properties sold
From Jan. 5 to Jan. 12, 2020, 62 new listings entered the Boulder County market. During that week, there were 48 price changes and 46 properties sold. We’re seeing similar numbers so far this year: during the week of Jan. 3 to Jan. 10, 2021, 59 listings were added. Only 12 price changes were made and 48 properties were sold.
From Jan. 5 to Jan. 12, 2020, there were 64 homes under contract and pending. This year from Jan. 3 to Jan. 10, there were 48 homes under contract and pending.
Data by price point
During the week of Dec. 6 to Dec. 15, 2020, there were four new listings of homes over $2,000,001. In this price point, there were four active backups, one pending and two sold during that week.
In the same week, there were three new listings of homes priced from $1,500,001 to 2,000,000. This price range had two active backups, one pending and four sold.
There were seven new listings of homes priced between 1,000,001 and 1,500,000 during the week of Dec. 6 to Dec. 15, with three active backups, two pending and four sold.
As expected, homes priced from 500,001 to 1,000,000 showed great strength in the final weeks of 2020. In this price point, there were 29 new listings with 11 active backups, 10 pending and 24 sold.
Even throughout the turmoil and uncertainty of the COVID-19 pandemic, the Boulder County market remained strong. This trend looks to be holding as we enter the first quarter of 2021. With interest rates falling and home equity skyrocketing across the country, it’s a great time to buy or sell.
