Von’s Colorado Concepts has been building solid, beautiful homes with authentic character in Boulder County since 1976. Boulder natives Bob and Scott Von Eschen are the team leading Von’s Colorado Concepts.
Since 2015 Von’s has built incomparable customized homes at Shadow Grass Park in Longmont. In this short time they have sold out their Phase One traditional two-story homes, and are close to finishing their Phase Two ranch homes.
Xan Rubey of Von’s says, “We’d like people to know that we’re coming to a close on Phase Two and this is the last chance to get in on the lower 2017 prices on these ranch models. The next phase will likely have a mix of ranches with some two-stories, some larger lots, and as we move down Moonlight Drive, the homes will be closer and closer to that coveted park area, so prices will definitely be increasing then.”
Shadow Grass Park
Shadow Grass Park is a beautifully landscaped, master-planned community on the eastern side of Longmont. Residents enjoy its ideal location, with easy access to two private community parks; a regional trail system and open space; proximity to Fort Collins, Downtown Denver and Boulder; nearby community dog park; walk to Fall River Elementary School, Trail Ridge Middle, and Skyline High School; and Union Reservoir and Nature Conservancy just up the road. Food shopping and restaurants are a one-minute drive or five-minute bike ride away. I-25 is a 10-minute drive.
Popularity of ranch-style homes
Von’s chose Pedal to Properties, a full-service real estate agency in Boulder, as the listing agency for its neighborhoods at Shadow Grass Park. According to Tim Shea, president of Pedal to Properties, “The Shadow Grass project with Von’s Colorado Concepts has gone beautifully. We’ve sold out Phase One (12 homes) and we are approaching the end of our second phase of this project, which was 17 more homes, the last of which are being framed now. The third phase, with nine homes, will be the last phase and then we’ll be completely sold out,” says Shea.
“Word has gotten out that Von’s is a super-quality builder with good pricing. For northeast Longmont, the price point is attracting a lot of buyers.”
He points out, “The interest in ranch-style homes continues to be the overwhelming theme in the Shadow Grass project. We estimate that close to 90 percent of all consumers we’ve met express interest in ranch-style homes. Besides retirees, young families like this style of home, with everyone on one floor, and people without children like one-floor living, too.”
“So, as any good builder will do, we are responding to this theme and are building mainly ranches from here on. And, we still have some beautiful two-story homes that buyers can build as well!”
To respond to the steady interest from consumers, Pedal to Properties hired Stan Meade to be the full-time, on-site sales person at Shadow Grass Park.
“Stan has over 25 years of on-site sales experience and has been extremely important in the success that the Pedal to Properties sales and marketing team has brought to this project,” says Shea.
Meade observes, “Von’s really is more of a semi-custom builder than an option A or option B builder. Von’s has made the decision to build only high-quality homes with fine finishes. This is a great value in the Longmont market. Von’s wants to be known for quality over quantity, and so their standard features reflect that. They include granite countertops throughout, extensive ¾-inch hardwood floors, stainless steel appliances including a 5-burner gas range and microwave, full basements with 9-foot ceilings, and the ability to customize. They will finish basements, modify plans and make the home suit your wants and needs.
“Our two-bedroom and two-bathroom ranches have a total of 3,300 square feet, of which 1,650 is finished. Those homes start around $450,000. Any buyer can also create three bedrooms and three bathrooms by finishing a portion of the downstairs level.
“Unlike most builders, Bob and Scott Von Eschen are personally overseeing the construction of your new home. Bob designs the energy-efficient, comfortable, smart-looking homes. They are both on site weekly, with Scott actually being there four to six days a week to make sure the quality of construction is worthy of their name.”

Von’s unique approach
“Because we are a small builder, we can be flexible and creative,” says Rubey. “This means the homes are never cookie cutter, the buyer can customize as much or as little as they’d like within the plans. Those kinds of personal touches just aren’t possible with the mega-builders and it really sets us apart. Plus, it makes the home building experience more fun for both the buyer and us.”
She notes, “We have ranches available in all stages of building now – from the ‹we just started framing so you can still pick all your finishes’ to the ‘it’s all done, move-in tomorrow’ stage. Also, it’s worth mentioning in light of the big formaldehyde joist scare that we do NOT use that product in our homes.”

Interview with a new Shadow Grass Park homeowner
Chris and Dave Abbott, who currently live in Thornton, are more than pleased about the house the Von Eschens are building for them. They describe their experience so far as, “Fantastic! Wonderful!”
On their first visit to Shadow Grass Park they met Stan Meade. «He was very helpful in talking to us about our needs and how Von’s could customize our home. [Since then] Stan, Scott, and Von’s have gone out of their way to make everything just the way we want it! They’re even able to make the separate entrance to the basement that we wanted (which I never thought could be done on a flat lot).”
The Abbotts are not new to home building. «We built a house in Wisconsin 17 years ago. This experience has been so much better. Stan has been a joy to work with and has always done everything possible to be helpful, answer our questions, and get things done right.”
They have also been pleased working with the interior designer, Julie Von Eschen. “Julie went out of her way to find a back splash for the bathroom that I really like. She also found the decorative stone for the outside of the house off of a picture we had sent her.
“Scott has taken the time to do extras…to make us more comfortable with the house, like putting plastic under the deck. He also worked with the engineers to make some of the customization possible to build us the exact home we wanted.
“Both Julie and Scott have gone above and beyond to make this a very positive experience.
“Building a house in Colorado is very different from building a house in Wisconsin. Everyone at Von’s has been extremely helpful in getting us through the process.”[/su_note]
